We do not display stale listing inventories. We first understand your budget, location, timing and space requirements, then refer you to partner CEA-registered estate agents, who provide listings, arrange viewings and handle the lease; we handle needs assessment and progress follow-up.
Actual availability, rent, deposits, duties, fees and lease terms remain subject to final confirmation by landlords and partner channels.

What it costs beyond the rent
Work out the total before signing, not just the monthly figure.
Item
Typical
Notes
Security deposit
1–2 months' rent
Usually one month on a one-year lease, two months on a two-year lease
Stamp duty
0.4%
0.4% of total rent for leases up to 4 years (different method beyond 4 years); payable by the tenant under IRAS rules unless the lease provides otherwise (IRAS, verified 2026-09)
Advance first month
1 month
Paid together with the deposit on signing
Agent commission
Varies with term and rent
Amount and who pays are agreed in writing in advance with the registered agent (CEA sets no fixed rate; verified 2026-09)
Utilities and internet
By usage
Confirm whether included; serviced apartments usually bundle them
Added together, the cash needed before move-in is typically in the order of two to three months' rent. This is the most commonly underestimated part — budget on the monthly rent alone and the signing day arrives asking for triple.
Residential: private property and HDB follow different rules
The two categories have different access rules. Sorting that out before viewing saves a great deal of wasted time.
Private property (condominiums and apartments): any pass type may rent, with a minimum continuous stay of 3 months (URA rule). The widest choice, and the highest rents.
Whole HDB flats: a pass with at least 6 months' validity from the application date is required and HDB approval must be obtained, with a minimum term of 6 months; non-Malaysian non-citizen tenants are subject to the 8% neighbourhood / 11% block quota (HDB, verified 2026-09). Lower rents, but stricter eligibility and approval.
1. Whether the address can be used for company registration. Not every office space accepts use as an ACRA registered address; check first, especially with shared space. 2. Lease term and early termination. Early-stage teams change size quickly, and a locked three-year lease carries real risk. 3. Handover condition. Bare shell, basic fit-out or furnished — and who pays for the works. 4. Deposit and reinstatement obligations. What condition the space must be returned in; this one often surprises on the way out. 5. Whether utilities, internet and service charges are separate. The quoted "monthly rent" frequently excludes them.

You do not need a live listing first. We organise your budget, location, timing and space requirements and pass them to a partner CEA-registered estate agent as the starting point.
